Michael Bull
We began Mortgage Broking operations in 1999 with the name Ezi Loan Pty Ltd, concentrating on residential home and investment loans.  We always had a sharp focus on providing the best advice with the lowest interest rates and fees.  A couple of years later we expanded into equipment leasing & motor vehicle loans.  Then in 2004 we set up a commercial loan division, for financing commercial & industrial property.  In 2010 in response to client demand, we diversified into a broader range of financial services and in 2011 we changed the name of the business to Get Smart Financial Services Pty Ltd (ABN 76 089 414 899).  We do business mainly in Sydney & the Central Coast - with serviced offices in Sydney CBD, Gosford, Chatswood & Parramatta.  We also have some Melbourne and Brisbane clients and we use serviced offices in those locations.  An after hours consultation in the comfort of your own home can also be arranged.





Our strengths are as follows:-


Managing Director, Michael Bull (above), has more than 20 years experience in Financial Services and Bank Lending, working for Barclays Bank, St George Bank, Westpac, and Chase AMP Bank.  That brings valuable inside knowledge to an industry where some brokers have limited banking experience (some never working for a bank or finance company before setting up as Mortgage Brokers !).  Michael was also one of Australia's youngest Licensed Investment Advisors at age 23, working for David R Bleakley & Associates then Personal Investment Planners.


Michael is a fully qualified Accountant, and has a Commerce degree from the University of NSW.  As such he is able to advise on negative gearing, income tax deductions (and tax variations), capital gains tax & land tax - at only a small charge of $100 for those taking out an investment property loan.  Many of our clients who buy new investment property obtain depreciation deductions of $5,000 to $10,000 per annum.  We provide intelligent solutions to your specific borrowing requirements. 

Michael also has a Diploma of Financial Services (Financial Planning) as well as a Diploma of Financial Services (Finance / Mortgage Broking).  At Get Smart Financial Services you will find we are commited to obtaining exceptional outcomes for our clients.  Our professionalism is 1st Class.

Professional Service

We don't favour any one lender over another - we get paid a flat percentage fee from all of them, for sourcing the client, for advising you correctly, and for putting together a high quality loan submission, which greatly reduces their workload.  The banks and lenders pay us directly, so that means we don't charge you for our advice, or for access to our sophisticated loan comparison software.

First Home Buyers

We have loans for first home buyers from those with a minimum 5% deposit to those needing 100% finance (conditions apply). We take extra care to explain everything thoroughly to all our first home buyers.

Property Investors

After paying your home loan down to a comfortable level, many couples decide that it's time to buy an investment property - either in their personal names or in a self managed super fund. With fixed interest rates currently under 5%, and with depreciation allowances and other tax deductions, it actually costs very litte to own an investment property in many parts of Australia right now.

Loan Refinance

One of my customers found her dream property but didn't want to sell her existing home. Her Get Smart Mortgage Broker took the heat off having to sell under pressure. We refinanced her current home loan and drew out a 20% deposit plus costs for the new property (thereby avoiding having to pay the expensive Lenders Mortgage Insurance premium).
